We encourage you to carefully review the following terms. If you do not agree with any portion of these terms, please do not proceed with a booking or use our services.
1. General Terms
- These Terms and Conditions apply to all bookings made directly through RockLane.com, via phone, email, or third-party travel platforms.
- By booking a stay or marina slip, you confirm that you are at least 18 years of age and have the legal authority to enter into this agreement.
- We reserve the right to refuse service to any guest who does not comply with these terms.
2. Reservation Policies
2.1. Booking Confirmation
- A reservation is not confirmed until you receive a booking confirmation email from Rock Lane Resort & Marina.
- We reserve the right to cancel reservations due to errors, fraudulent transactions, or non-compliance with our terms.
2.2. Deposit Requirements
- Resort Accommodations: A deposit equal to one night’s stay (including taxes and fees) is required at the time of booking.
- Marina Boat Slips: A non-refundable deposit may be required depending on the slip rental term.
- Group Bookings & Events: Special deposit policies apply. Please contact us for details.
2.3. Payment Methods
We accept major credit cards (Visa, MasterCard, American Express, Discover). Personal checks and cash are not accepted for deposits.
3. Cancellation & Refund Policy
3.1. Resort Accommodations
- Cancellations made 14 days or more before check-in: Full refund of the deposit, minus a $25 processing fee.
- Cancellations made less than 14 days before check-in: Deposit is non-refundable.
- No-shows and early departures: No refunds will be issued for unused nights.
3.2. Marina Slip Rentals
- Seasonal or long-term slip cancellations require 30 days’ notice for a refund (minus administrative fees).
- Daily & weekly slip rentals: No refund for cancellations made less than 7 days before arrival.
3.3. Weather & Emergency Cancellations
- Rock Lane Resort & Marina is not responsible for weather-related cancellations.
- In the event of a government-mandated shutdown or emergency, refunds or credits may be issued at our discretion.
4. Check-In & Check-Out Policies
4.1. Check-In
- Resort check-in time: 4:00 PM
- Marina check-in time: 12:00 PM
- Early check-in is not guaranteed and is subject to availability.
4.2. Check-Out
- Resort check-out time: 11:00 AM
- Marina check-out time: 11:00 AM
- Late check-outs may result in additional fees.
5. Resort & Marina Policies
5.1. Guest Responsibilities
- Guests must comply with all resort and marina rules posted on-site or provided upon check-in.
- Any damage or excessive cleaning fees will be charged to the credit card on file.
5.2. Noise & Conduct
- Quiet hours are from 11:00 PM to 7:00 AM.
- Disruptive behavior may result in immediate eviction without refund.
5.3. Pet Policy
- Pet-friendly accommodations are available upon request, with an additional pet fee, but not guaranteed.
- Pets must be leashed at all times and may not be left unattended.
5.4. Smoking & Fire Policy
- All accommodations are 100% smoke-free. A $250 cleaning fee will be charged for violations.
- Open flames, fireworks, and fire pits are prohibited except in designated areas.
6. Marina Rules & Boating Policies
- All boats must be properly registered and insured.
- Guests must follow all marina safety regulations and dock etiquette.
- Rock Lane Resort & Marina is not responsible for damage or theft of boats, trailers, or personal property.
7. Liability & Disclaimers
7.1. Assumption of Risk
- Guests assume all risks associated with outdoor activities, including boating, swimming, and recreational use of the resort.
- Rock Lane Resort & Marina is not liable for injury, loss, or damages incurred on the property.
7.2. Force Majeure
- We are not responsible for delays, cancellations, or losses due to natural disasters, government actions, or other uncontrollable events.
7.3. Third-Party Services
- Rock Lane Resort may provide links to third-party services (e.g., excursions, boat rentals).
- We do not control or endorse these third parties and are not responsible for their services.
8. Marketing & Communications
8.1. Consent to Contact
By submitting your information, booking a stay, or using our services, you agree to receive:
